charge by estate agent for privilege of paying more rent?

Our landlord has told us he wants to increase our rent (we've been in our flat for just over 12 months) and we have agreed an increase.

He now tells us that the Estate Agents will charge us (both us and him) £80 for renewing the contract.

We have a rolling one month contract, so we can give one month's notice (on either side) to leave at any time.

So as far as we are concerned the only change to our contract would be the monthly rental cost - an amendment rather than a renewal we think.

Could we just sign a bit of paper with the landlord agreeing the change in rental charge?

Is the agent just trying to pull the wool over our landlord's eyes?

being charged for the privilege of having a larger monthly rent seems a bit of a p**s take ! :mad:

    It can be done with a section 13 notice, rather than a new AST.

    BTW, your landlord has to give you 2 month's notice to leave, not 1.

    As far as i know if its a assured shorthold tenancy agreement you can keep it rolling and pay the same rent as before.

    The same thing has happened to us, letter saying rent increase and new 12 month contract but it will cost you to sign new contract. We havent plus other issues and we have been served a possession order that lets us stay for another 2 months.

    If you really want to stay there for another 12 months then probably say yes, if you dont care and are looking else where just keep it going paying the same.




    ps Buying house so dont really care plus i hate the house that we live in atm.
    I all have learnt is from others on many sites.
    Seek legal help if unsure.
    Dont pay Private Parking tickets - they are mere invoices.

    just to clarify - we are happy to pay the increased rental charge.

    But we are not happy to pay the separate charge to the estate agent for a new contract.

    The only change needed to the contract is the rental figure. A full blown contract 'renewal', as far as we are concerned, is unnecessary.

  • if I was you then I would just increase my standing order or DD (however it's set up) and get written confirmation from the landlord that he has agreed to the rise - cut the EA's out of the picture. They are all scum anyway!!
