Selling Private Advice

Hi
Looking for some advice on a private sale.
We bought a brand new house on Saturday for £190000. It was one that was sold but the buyer pulled out. The builders have given us till mid september to move in. Then on Saturday afternoon we put our 3 bed semi on the market for offers over £99950.
On Sunday we had 2 visits both whom asked for our lawyers details to put in offers as I thought this was best. The lawyers was shut due to a public holiday yesterday but today we had an offer of £110,500. We had budgeted to get at least £115000 so we would have a good deposit for our new house. I therefore rejected the offer but told the lawyers that we are after £115000. I therefore think he might have went back to this lady and told her this. We have another person coming tonight and that other couple who said they would be putting in an offer.
Couple of questions
1. Should I have told the lawyer what i would accept.
2. Should I tell future visitors about the offer we rejected.
3. Should I tell them what we want.
4. Should I pay 1-2% for an estate agent, when I think we would accept £115,000

At some point, you may have to go to a FP sale. Say, if viewings drop. If you're happy to receive 115000 then yes but expect people then to offer slightly less ....marco_79 wrote:3. If you need to complete quickly go straight to FP by passing agent.0
