making and offer subject to completio in x months....

Hello,

We are going to look at a property this weekend and have a suspicion that the owners have not yet found somehwere esle to buy. We have no chain.

What are the ins and outs of offering £(asking price minus a bit) with the conditions that the vendors complete within (2 to 4) months?

I ask because a guy at work has been waiting for 6 months to complete, while another woman at work waited 8 months to move in... Eeek!

    No point really in making conditions as no-one really knows how long the process will take.

    It is the proper way not to find something until you have sold but I will tell you not to spend any money on valuations, surveys, searches - nothing - until you have a complete chain. You then know your vendors are showing some commitment to the sale and that everyone else also has somewhere to move to.

    Delayed purchases do happen. From accepting an offer on one house and completing on the one I eventually bought took 10 months. After 7 I had to break the chain. Stuff happens. I've also had sales go through in 28 days.

    You can agree when you would lie to move, but it's survey results and anyhitng else that conveyancing turns up that puts delays on things - I genuinely don't think that many people set out expecting things to take 7,8 months :o
