How many viewings should we expect?

Hi Everyone
We have just put our house on the market as we are re-locating and starting new jobs
It has been up since last thursday and we have had 2 viewings already - its not even been advertised in the local paper yet!
I think this is great and would only have expected 2 or 3 in a month really. My parter thinks we should be getting about 10 a month though!
Just want some ball park figures really so I can get on to my EA if I am not getting enough people through the door - how long should we wait before we start to worry, and think about reducing price ect?
Our new jobs start end of May, however we have the option of going into cheap (horrible) rented accomodation if the house doesnt sell

Here's a scenario. Neighbours put house on market in October. One viewing upto end of 2007. Reduced price by £20k 2nd Jan 08. One viewer 3rd Jan. Viewer makes offer, negotiations ensue, then settle at £1k under new price.
The interesting point is the buyer is the same viewer! Proof that at the right price property will sell.Don't lie, thieve, cheat or steal. The Government do not like the competition.

I really don't think there is a right or wrong answer to this on unfortunately, as there are so many factors affecting how many viewings you may get. Is the price competitive in the local market etc and ultimately how many buyers are out there in your area.
We have just sold our flat (exchanged today wooppee!!!) We initially put it on at the beginning of August for £195k. Like you we got 2-3 viewings almost straight away before it had been marketed, obviously people on the agent's books or who had walked through the door that week. After that though it dried up and we only got about 2 more viewings in the next 2 months. We dropped the price by just £3k and the viewings flooded in, we had about 20 in all. We received an offer which then fell through. Within two more weeks we had 4 more viewers and another offer which has now gone through.
Again it's a hard question to answer really.0 -

The EA valued it at £195,000. We decided considering the current market and the fact that we would like to sell before May to market it at £189,950. We are hoping to get around £185,000, but would consider offers upwards of £180,000
Thereare similar properties in the vicinity on for around the same or more.
Guess only time will tell. Do you think a month is about the right time to reduce prices if viewing dry up?0 -
I would advise reviewing the price 4-6 weeks after it has gone on the market.0

I agree 4-6 weeks is a good time to review - 2 or 3 viewings already is a nice sign.
I'm much more of your husband's thinking than yours on the number of viewings. 2/3 a week and I'm happy.Everything that is supposed to be in heaven is already here on earth.

A lot will depend on your local market. When my house first went up for sale it sold at asking price within 48hrs & I had 7 initial viewers in that time who were all registered with ea as looking for a property in my particular area.
My sale alas fell through alas a few months in, but had another full asking price offer within 48hrs. But my area is still very bouyant & a neighbouring house went up for sale last week & I noticed a sold board up at the weekend.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
