Thank you very very much for all the advice;websites/leaflet info etc. Just knowing where I stand eases some of the stress. Canucklehead- thanks I will go back to them and ask again for the safety cert. (infact, heck, demand! they send me a copy). So it would seem I am meant to receive one of those every 12 months that I've lived here of my 6 yrs! hmm. As my partner pointed out yesterday to me, what if we were tenants that didn't even know CO was something to be concerned about. My landlord should have called as soon as he knew to instruct us on what we should. Prob more worried about what the results would say..

Hi folks..hm well I thought I'd update the situation.
Have written a number of letters to the LL asking for the safety certs and continued to pay my rent.
Finally, he provided the one for the recent leak, but not last years as I have requested. I've had no word from him at all. The only communication has been the safety record sent in an envelope. No offers of rent being refunded no sorry to hear of the situation. Nothing. Have been really reluctant to take things to a legal situation but he's now had weeks to show some sort of concern. IF the records were clear last year, I wouldn't blame him for not knowing about the CO leak, (though would still have expected a sorry to hear that note/refund in rent) but as yet no record in my hand for 2007...

What can I do if my landlord won't provide me with a record of the safety check?
Remind your landlord of their legal duties under the Gas Safety (Installation and Use) Regulations 1998 to keep a record of the safety check for 2 years. They must also i ssue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenant before they move in. You may wish to write to your landlord requesting sight of the safety check record (see below specimen letter). If they still refuse to provide you with a copy contact your local HSE Area Office.

As you are aware, the Gas Safety (Installation and Use) Regulations 1998 place duties on landlords. One of those duties is making sure that gas appliances and flues they own in the property which they let, are maintained in good order and checked for safety at least every twelve months. Landlords must also keep a record of the safety checks and issue these to their tenants.
Unfortunately to date, I have not been shown a copy of the safety check record carried out at the above property, which I now rent. Therefore I would be grateful if you could show me a copy of the safety check record for the above property within the next 10 days.
