renting a place in london with 2 french people with no uk gurantors...
yesteday i put a holding deposit on a place in london (£450pw) but the asking price is £490pw - move in is 28th feb so we are hoping landlord will take our offer.

Thing is is that i can supply a uk Gurantor (my dad) but the two other people can only supply french gurantors. The estate agent will use 'Rent Guard Referencing to do this check. Even if we agreed to pay the full £490 pw - would they still reject us even if we agree to pay the full amount?

The two french people are both unemployed and one is not in the uk (and the guy cant speak english - has been learing for one month) but the girl is very nice and i think living with nice people is paramount. She is in the uk and we've been looking together.

Im aware that i can just pay the rent monthly with the normal 6week deposit BUT how will having these two french, unemployed people affect the landlords/estate agents judgement? and is it possible for this to go ahead? weve not told the est. agents that they are unemployed but rather that they are 'students' would they need proof of student status? usually this is only for council tax?

I think the estate agent said the two french people would have to pay 3 or six months rent upfront with a larger deposit!

Would all estate agents be the same - ie you have to have a uk gurantor?

i personally think if we dont get this place, ill just get any old room - minus the £150+VAT 'ADMIN' fee the c///ts at the est agents are charging us!

    I would not bother going ahead and even paying for the credit checks. Your two potential flatmates will fail these checks, & none of you will get your money back. If you have already put down a holding deposit, you might not even get this back.

    If the 3 of you want to share a flat/house you will be asked to sign one AST agreement, making all 3 of you jointly liable for the rent. You cannot just pay your share, & have your own guarantor.

    If you ask your father to be guarantor, I think he will have to guarantee to pay the whole rent. Is he a UK home owner, and can he cover the full rent?

    Non UK guarantors are no use whatsoever.

    The only other way that you will be able to rent with them is if you ALL pay the full 6 month's rent upfront, as well as the deposit. Can you & they find nearly £14500.00 upfront?

    I suggest you see if you can transfer your holding deposit over to another smaller property with the same agent, and rent somewhere on your own.

    i think the landlord will refuse our offer, so hopefully we can get the holding deposit back. Ive not heard anything yet from the estate agents..

    who J? nah he s a top bloke! the £3.5b could come in handy with the credit cheques, scouring pads, toilet rolls etc...

    he hates cleaning rotas though..- the picture was taken shortly after being moaned at for not hoovering the passage
