Help with property negotiating

Hello everyone. This is a post with a difference. I got a lot of help of here before so am using it again on a commercial sense. I have been offered the opportunity/space to open a childrens playhouse in a large shpping mall or commercial centre in north italy. They have sent us the terms etc and we need as much advise on negotiating this. They are prepared to give us 125 sq m of space and the terms are 8% of sales volume net + VAT with a minimum guarantee of 42000 + vat euros. VAT in italy is 20%. They require 5 year lease contract, bank guarantee for 9 months rent and bank guarantee for 12 months management fees. The space would need flooring to be put in, the electricity will be available but we have to connect our own lights, a point for the telephone, air supply for the heating will be available but we ned to install our own machines. Hygienic services we need to check on, such as toilets. It will basically be a shell.
I need to negotiate as much as possible. Also to ask the appropriate questions. It opens in March. Not really sure if the financials are too negotiable but can try. Help
