House Value: Should I sacrifice a bedroom for a Bathroom?

I have recently purchased a 3 bedroom house with a loft conversion that makes a pretty good size fourth bedroom with one sloping ceiling.

My problem - I only have one bathroom within the house. No downstairs Loo.

How do I fix this without ruining my good sized end terrace?!

My Options are -

1. Ensuite in the Master bedroom
Problems: I would be a small bathroom and take away the nice proportions of the master bedroom also cost alot to route a new waste pipe into an outside drain.


2. Convert 3rd samll bedroom thats next door to current bathroom and pipes (it's not a box room) into a good sized bathroom. Use the current bathroom but ajust the door thus creating an ensuite off the 2nd Bedroom.
Problems: I loose my 3rd bedroom.

3. Down stairs Loo - off the Dining room.
Problem: Downstairs Loo next to Kitchen and door into Dining room is not ideal.

Can you give me your thoughts folks - its very difficult to decide!
I am single with two young professional lodgers occupying Master bedroom, Bedroom 2 and Loft conversion.
I intend to keep the propety long term and perhaps rent it to a family or young professionals in the future.

  • Doesn't seem that there is an ideal solution. I don't think sacrificing a bedroom is a good idea in house value terms though.

    is there a possiblilty, you could put a shower/toilet into the loft room?

    when we had our loft converted, we where recommended to have a small bathroom/toilet put in..... whilst it did take a little jiggling around to get it a reasonable size, we are thrilled with the outcome.

    having spoken to a local estate agent, pre and post, the difference in value is more with the ensuite in the loft than without it, so money well spent by us

    Losing a bedroom, no matter how small will always devalue a house, unless you have a lot of bedrooms that is, say 5 to start with.

    If there is no room for ensuite in the loft room, would it be possible to have a macerator toilet installed in a corner of the room?

    I think I'd be inclined to go for your option 1. Ok some people might be put off by a smaller master bedroom, but there are a lot of people who would overlook that to have the luxury & convenience of an ensuite.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
