Re-instating a fireplace

We are looking at a place that has no fireplace at the moment but appears to have a chimney.
How much hassle and cost is it to re-instate a fire-place?
Its also occured to me that as a post-war build, the chimney might simply be a gas-flue. Does anyone know if its possible to use a gas flue as a chimney for a real fire?
