God, I hated viewing flats while there was still someone living there, it's pretty uncomfortable, especially if the place turned out to be a dump.

Also, you know that when YOU go to move out, the LL will inconvenience you in the same way. Say goodbye to your privacy and freedom for the last month you live there.

I have a BTL flat and a home I have converted to a BTL as I have temporarily moved abroad.
I have only contacted the BTL flat tenants once when they left a message asking for some info and both the flat and home to send them a christmas card.
Neither properties have I insisted on carrying out periodic inspections.
I maintain my properties and have a good management system in place with a host of people ready to resolve any problems should there be one.
Any decent LL will carry out a thorough check on prospective tenants and by which can usually ensure that they have decent tenants that don't have to be checked up on.:wall:

To expand on that slightly.Particularly as it's a new build - is there a working phone line? Is there a TV aerial? (developers don't bother putting these in)
If there is a BT landline is it active ? (BT now charge I believe £125 to reconnect if not in use)
Can you get freeview on the TV outlet ? (many aerials may not have been upgraded)
If there is a communal satellite system, do you get two connections ? (for Sky+)0 -
ask to see the Landlords Gas Corgi Safety certificate - this is a legal requirement for the landlord to have done annually - if it aint got one - go somewhere else........0
