Mortgage Val results - help needed

Hi guys
the mortgage valuation came back with a couple of points. One isnt major and the second requires dealing with before the mortgage is done, witha £1,000 retention. Abbey have waived the retention
the issues are
1)evidence of movement was noted in external rendering , further movement seems remote
2) instruct a specialist contractor to inspect the wholeproperty and report on internal dampness and the condition of all timbers inc the sub floor and roof voids. all necessary works to be carried out. recommended retention £1k.
The valuation doesnt win a clarity award, but i was hoping anyone in the know would give me a pointer about no2. who do I get in, and should i call the agent and get 1k knocked off?

I think that just about every mortgage valuation mentions the damp/timber issue!
Reading our report when we bought this (200 year old) house, you'd think that it was sopping wet and rotting away; we duly called out a local damp and timber specialist who was an expert on old buildings, and his advice was that there was no problem but for one rotten joist in the upstairs bathroom which cost less than £100 to replace!
Most older houses have some 'moisture' in them anyway - it's how they 'breathe'.

It's an ar8e covering statement. Here's the plain english version .....
We have not inspected the timbers or looked to see if there's a damp issue. Pay someone else to do this bit.

OMG I think they've sent you a copy of my report.
You can ask EA for recommendations so they can evaluate the extent of the problem for the damp, but be warned it's diffuclt to get an unbiased opinion as most will want work.
further the house i'm purchasing also had signs of movement only to find out later it had been underpinned :eek:.
So just confirm this isn't the case by:-
- Getting EA to ask vendor straight up
- check with the local council to see if any underpinning building regs have been applied. (Can do a search online for my local council)0
