HIP's? Whats the deal?

Buyers are not looking at HIPs so the only ones who want to see them are the buyers' solicitors.
Their format can be quite user unfriendly. See this post of mine on another forum:

I've recently had a HIP done. It cost £300 and all taken care of by proper solicitors. They uncovered some issues with the lease documentation that may have tripped me up later on. I think the price is very fair.
If you want to bump your energy rating, throw a load of energy saving bulbs in.. Why they rate on this is beyond me because the next owner might have different opinions to yourself.0 -
I am just about to put my house on the market, my local estate agent is charging £500, which i think may be a little over priced, where would you find a list of solicitors who compile HIP's?
If you sell to a private buyer i take it that you still require a HIP?

I do them and almost any solicitor who does conveyancing could do them.

Try a number of local solicitors for your HIP.
You don't need a HIP if your property isn't marketed in any way i.e. you sold it to a neighbour who knew you were going to sell, or a to a friend of a friend. If you market your house, put your own board up, put an ad in the paper/newsagents window etc you are required to have commissioned a HIP before the marketing of the property starts.0
