Negotiating a lower price for my incorrect HIP

 Home Information Packs can sometimes be supplied by your local Home Inspector, Domestic Energy Assessor or solicitor. If you have the ability you can even do them yourselves. I understand that Tesco sell "lawpack" stationery for about £10 to do this although of course you will have to add on the costs of the energy performance certificate, water and drainage searches, local authority searches, official copies of the title plan and property register amongst other things.
I know that in my own locality estate agents are charging up to £499 for a HIP. I am currently doing them in Sheffield for around £249 plus vat but I am considering de-registering for vat in order to be able to supply a complete HIP for £249.
A HIP supplied by your own local energy assessor or home inspector complies exactly the same as one supplied by your estate agent. The only difference is that you will have saved several hundred pounds.Mark Hughes' blue and white army0
