Well I did something naughty today - I went and spoke to the vendor as I was worried about what you guys have been saying.
Turns out that the EA was telling the truth. The couple are moving abroad and have priced the house to sell (in their eyes) - they were going to put it on at £300k but decided (against th eEA's advice) to put it on at £280k. They have a villa in Spain that they need to pay for, so they can't accept my low offers... or so they say. We offered £260k today with them paying the 2% extra stamp duty... we'll wait and see - they have till COB tomorrow to come bac with an answer.0 -

And kudos to the agent for trying to inject an element of reality into the market. If they'd put it on at £300K and kept it on, no doubt the place would never sell.0 -
I know, I was shocked, as it all sounded a bit too iffy. Still wonder if they are in cahoots, but don't think so.
I'm awaiting the EA's call...0
