Personally I would find another house on the market with that same EA and phone them up to make an appointment to view it (it needs to be approx. £140K or less in value).
Hopefully news that you're looking elsewhere will get back to the seller. And if it doesn't you may still find another house you really like too.
I know it's hard when you fall for a house but remember that you are a first time buyer with a mortgage in place. They have a new house lined up that they don't want to lose. You have all the power, and it's a buyers market.
If you do decide to raise your offer, ensure that they include all carpets, curtains and kitchen goods such as cooker, fridge, washing machine. At least then you get something for your money and it will make moving in much easier even if you don't particularly like them.0 -

The house is on for £150,000 and you have offered 142,500 right?
If so you have offered 5% less than the asking price.
In the current climate that is extremely generous! There is plenty of housing out there and if they wont budge then their loss.

That is not a reason not to sell a house.
Personally I would ditch the house as they are being unreasonable. But in the process I would have some fun with the estate agent/current owner.
Tell them that the current climate has deterioated this week(Which is true!) and as a result reduce your offer to £140,000 or less

I know how you feel, you have to try and be patient and hold out. I have just had my first offer which I submitted yesterday rejected and I am desperate to offer again but I agree with what has been said, as much as you want to call back its better to give it some time.0

Looks like I'm in the same position too!
House at: £129,995
Supposedly reduced from £132,995 - but we never saw it at that price.
Last Thurs, offered £120k, told they would only go as low as £128k as they 'needed the money to move on to their next property'.
I said £122k and that was the limit, even over our limit, we'd be asking others to borrow money. Rejected.
I've held out from calling the estate agent up again, I'm considering £124k - also since the fields around it flooded this week (insurance premiums up, etc, etc).
Even so, I thought £122k was generous in the current market.
About the - getting stuff included thing.
I know that you draw up a list of "what stays in the house" when a seller moves, but how can I include this in my offer, if at all?
Or do I just make an offer and then when accepted, we 'negotiate' on the fittings?
(I'm going for the: carpets, light fittings, flooring, curtain rails....and also....fridge and washer

The only problem with getting vendors to include things is that, if they sign the contract to say they'll leave certain things and then on the day you move in you find they've actually taken them, (happened to us with a garden shed :mad: ) you have little chance of getting the goods (or monetary equivalent) back. When our shed was taken (despite being listed as staying on the contract) our solicitor told us that, while legally we could pursue them and would almost certainly win, it would cost us more in his fees than the items were worth! :eek: I don't know if the introduction of small claims court would make that process simpler/cheaper as that option wasn't available to us at the time.
What I do know is that some unscrupulous sellers will promise to leave lots of 'extras' and then take everything possible (in a friend of mine's case this included all the lightbulbs and the toilet seat!). They didn't realise that the lightbulbs had all been removed until it started to get dark... by which time they were too exhausted to drive to a late-night shop to buy some and stumbled around in the dark as they couldn't find any torch or candles in the chaos!

indeed arrange some other veiwings with the same estate agent for the weekend (tell them that you are doing this as it seems the vendor won't budge and you can't afford any more)then on Friday afternoon, phone the estate agent asking them to call the vendor and ask if they have reconsidered your offer. Over the weekend go lokk at some of the houses you have arranged to view and put in an offer on one of them making sure it is less than you have offered on the house you want.and if you haven't heard back positively about the house you want then offer a further £500 saying that is your final offer.dannyboycey wrote: »Great advice.

I have so far heard nothing from the EA. I have tried to find similar properties with that agent but really there arent any.....honest!
I guess Ill have to leave it over the weekend. I do think that the vendor is being unrealistic but there is nothing more I can do except increase my offer on Monday but I am reluctant to out of principle I dont want to give in!
Should I ring this afternoon and ask them to reconsider the offer or do that on mon?Proud to be dealing with my debts, 18 months to go! :T
