Offer from couple who both have properties to sell...?? please advise

Hello,

We have told by our estate agent this morning that a couple who have viewed a few times are going to make an offer today. Waiting to hear what excately.

Our situtation is that we are not buying another property so no forward chain from us. But they both have properties to sell, both under offer, hers with the same agents as us, but his with another agent. They both have first time buyers purchasing their property.

Apart from the price being right could you give me some advise please? Don't want to miss the chance of selling our house, but also feeling like this could turn into a disaster?

Should we just reject it?

    If they are genuinely both FTB sales then it probably won't be much different to a shortish chain. The outcome of every story is different so you can't predict. At least you don't have to worry about the chain above you as well!

    That sort of situation for a buyer wouldn't be my first choice but with FTBs buying their houses, I wouldn't be put off.

    The size of our house means we attract viewers who are buying together but already have their own families. Fact of life these days. Just like peopel get together later when they already own their own homes.

  • Well they are first people to view, so hopefully it is a good sign. We have only had it on the market for two weeks.

    What questions should I be asking the EA about their posistion? Do you think I should make in a condition we have to complete in say 10 or 12 weeks? Sorry it is just I have never sold a house before.

    it is on for 410,000 and I know our neighbours got £395,000 for theirs in the summer which was on for 399,999. Our is a little bit nice for example we have a proper dinning room extension rather than a consertatory like they did.

    Be flexible. That's how you get through unscathed. Hopefully FTBs won't take too long.

    WHy don't you ask how long their FTBs both want to take moving, also how long before they want to move. Then you at least know what the earliest possible date is for all of you.

    The key is to drive it through without placing demands on people. You never know how long the conveyancing will actually take.

    In a smilar situation few questions to ask:-

    - How far has the offer on their house progressed
    (Do they have mortgage offer, has survey been done, have they instructed solicitors)
    this will give you an idea of what commitment they have made to date.
    - Then for your buyer ask if they have mortgage in principle, if not get EA to vet then, ask them how soon they can get survey done.

    As posted you can never predict what's gonna happen but you can engage how secure you chain is at present to reduce the risk of it breaking.

  • Thanks, have established most of that, all seems good (if EA is to be believed).

    They have made an offer and we have asked for more, so waiting to here back, but they are asking for lots of furniture to be incl, I am finding this a bit weird. And feels like we will basically be giving them all the furniture for free. I mean why would they want our rotting garden furniture?
