frustrated!

I am after a bit of advice if anyone would be so kind! :D

I moved house into a rented property... before we signed the agreement we put forward some issues.. one being that there were 2 sheds in the garden one of which is near on collapse and dangerous and asked if we could remove this one shed and put up our own that we had at our then current house.. the landlord agreed although we were told they took a bit of persuading.. we found out later why... there was several items in the house when we looked round: a double bed, 2 dining tables, chairs etc none of which were included in the rental of the house.. we were told they would be gone when we signed the agreement etc.. the landlord asked the agent if they could put the things in the sheds to which they were told no, they were renting out the house and the sheds were for our use (no garage at the property)
the day came to sign the agreement (10th dec) and we met the agent at the house to do this.. walked in and found all the stuff had gone from the house.. but later found all these items in the sheds! :mad:
The agent said well we will give them a date to move it by and if it is not moved then we will put it in storage and take the fees from the rent :T
fine so we thought.. we had our old house to keep garden stuff at until the 23rd jan so it wasn't a major issue for the time being.
drawing near now is the date we have to hand back the keys for our old house so beginning of this week we rang the agent to say we need the stuff gone and had heard nothing by midweek so rang them again and they said they can't get hold of the landlord. tomorrow we are moving the rest of the stuff from our old house we have 5 kids and lots of bikes etc and gardening equipment etc and nowhere to put it all :mad:
I am fuming!
as they have had over a months notice, and were told in the first place they could not put the stuff in the sheds... i feel like just taking out their stuff and leaving it in the garden to put our stuff in.. why should all my stuff get ruined? :mad:
This house is turning into a nightmare... we found that the heating does not work, the hob did not work and the cooker didn't either when we moved in.. the shower in en suite didn't work and the bath leaked through the kitchen ceiling :eek:
the whole place was dirty and we got a rental reduction of £200 for the first month for cleaning and decorating.. the only thing going for the house was the space which is why we needed it and have put up with all this so far!
we didn't even move in till the 29th december so all the issues had plenty of time to be sorted!
only last week did i have a new hob and cooker fitted so before that we had to have takeaways every night and could not bath or shower for well over a week - lucky we had the old house to fall back on for that... ooo i am fed up!
so! my main question really is about the sheds... what would you do? :confused:
sorry for ranting... just had a month of stress... fed up now!

    Sorry you have had a hard time. My advice is most probably a load of rubbish, but I'd tell the agents that you are going to pay a reduced rate until it gets sorted.

    no, dont withold rent, thats the worst thing you can do. Write to the agent saying that as these items are not on the inventory then they are not your responsibility, and that it is your intention to move them in 7 days and put them in the garden and cover them with plastic.

  • well 2 weeks or so since i last posted about this and the estate agent only got hold of the landlady yesterday and told her she needs to move her stuff out the sheds... the landladys reaction was "well I am in London (thats where they live) and i need to arrange for someone to collect the stuff and i have not got anywhere to put it"
    And thats my problem how??????? I have currently got in my kitchen: a lawnmower, a jet wash, a strimmer, a mans bike, a big kids electric quad bike, i can barely move in there, and i can't keep them outside or they will get ruined :mad:
    I am getting to breaking point now.
    My kids bikes are in the garden as there is no more room in the kitchen. they should be put away too really so they don't get rusty and ruined.
    I am so fed up... feel like I can't do my nut about it as i want to stay here after my years tenancy and i feel like the landlady has a hold over me as if I cause too much trouble she will not want to renew the tenancy :confused:
    trying to cook, live clutter free and with 5 young kids near lawnmowers and stuff leaning up against things in my kitchen its not ideal and rather quite dangerous.
    So! I am still waiting a month after moving in and nearly 2 months since we signed the tenancy.
    where do i stand? any advice gratefully received!

    Is there not space to just put up your own shed next to the other 2?

    My mate is renting his house out whilst living abroad and the shed is not included in the tenancy agreement as it contains all his furniture. If there is room for a 3rd shed, then how about agreeing a rent reduction on the basis that the landlady can store her stuff in the shed?

    Why don't you go with the original suggestion by the letting agent and put the stuff in storage and deduct the cost from the rent?

    Then everyone is happy - you have the space, the landlord has their things stored somewhere safe :)
    If I had a pound for every time I didn't play the lottery...
