This hasn't half rocketed up in price in 7 years. Wish I'd bought it. At my calculation this is about 600% in 7 years. Could it be overpriced???

Looks like a nice flat, but have to agree that would definately be worth rearranging the furniture. Could you maybe move some furniture into the attic room, some buyers have little imagination and need it spelt out to them, it needs to be set out as a currently used room. Also any chance the bed could be moved from in front of the fireplace, seems a shame to cover up a feature and people could think the room is not really big enough for a bedroom. Maybe also 'thin out' your belongings, again they could go in the attic room, if short on space, box them up and stack neatly in the attic with a throw over them.

Not really able to comment on price as not sure on the area, but check net house prices to see what similar properties have gone for.

Also ask the agent to ring you weekly and give you the rightmove statistics, also get them to tell you when last advertised.

    Good luck
Treat everyday as your last one on earth! and one day you will be right.
  • Good evening: We live in Thanet and have had the M&B experience as buyers... their property descriptions are sub-par, phone messages seem to disappear into the ether and the agents are lacksadaisical at the very least!
Property prices in the region have increased in the last 10 years as Ramsgate in particular has been promoted as the new 'Brighton' and has been discovered by the 'DFL/second home by the sea brigade'. A 2 bed Victorian terrace I purchased in 1998 for £42,000 sold 2 years ago for 150K. Market is now in the doldrums and flooded with dozens of new builds/conversions especially in your part of town (formerly bedsit central). Ditch Miles and Barr, maybe give Wards a go(had excellent experience with them as buyers) and drop the price.

    Good luck.

  • Hi
I viewed about 200 flat in kent over last year. Agree with all others re colours furniture. I would ask them to add a nice kitchen photo. no photo and you wonder what's being hidden. hallway looks lovely. Bedroom, put a pillow on the bed. The main thing is that it's hard to see the houses with lots of things in it. Unfortunately you're competing against show homes in new builds (have a look at some of them for tips).
    Price seems ok.

Front of house photo is a bit shady and hard to see the house.
Lounge - just tkae all your nice stuff out and make it look really bland! the lights are a bit confusing over the mirror too

Personally I would get them to change “2 bedroom flat” to “2 bedroom maisonette”
If people don’t want a flat, there a lot more likely to open the page if it says maisonette.
