Bought a house recently, just had the official copy of register of title back from my solicitor.
Under Proprietorship register
Title Absolute It has my name as the proprietor, then mentions the price paid and date but there is another paragraph which says "No disposition of the registered estate by the proprietor of the registered estate is to be registered without a written consent signed XX" - This XX is the girlfriend of the guy I bought this house from! I am sure this should be my wifes name and is an error on the part of my solicitor. XX's name was on the title dead with the guy I bought the house from and I think should have been taken off?
Solicitors office now closed so can't talk to them until Monday - How serious is this???
Cheers

That particular wording is usually used when two people own a property as tenants in common (TIC).
There are two possible scenarios ... firstly, that XXX did not consent to the sale. Unlikely ... but it has been known to happen. Do you know or have any evidence that she agreed to the sale and signed the contract?
Or, as you say, that XXX should be your wife's name - but only if you own the property as TIC. Do you?Warning ..... I'm a peri-menopausal axe-wielding maniac
