Link Attached / Value of Property

Does anyone have any guidance on how being link attached affects the value of a property? We are looking to purchase a currently detatched property but there is a convenant in the deeds which allows our neighbours to build a garage and attach it to our garage (which goes to the boundary) if they want to at any point in the future. We're not opposed to being link attached (although the fact that the property is detached is one of the appealing factors) but we are concerned about how being link attached could affect the value of the house in the future... I hope this makes sense, explanations are not my strong point!

p.s) I see lots of people have viewed this but not responded, even a suggestion about where we might find the answer to the question would be helpful, we haven't got a clue where to start looking!

    Estate agent hubby says it would definately be worth less, probably somewhere between 5 - 8%.

    A link detached has to be described as such in any instructions.

    It doesn't put me off, as the link is normally two adjoining garages. Therefore it isn't the same as a semi, which has an adjoining living space.

    However your circumstance is unique, so you should definitely negotiate downwards to reflect that - thats if the asking price doesn't already reflect that detail.
  • On a more serious note. I have lost count of the number of houses I have delivered to where the garage is a 5 ft deep and the rest has been converted into a family room, gym, kitchen or what have you. I have even seen a couple where there has been a window behind the garage door. (Probably to do with planning controls???) I would still say that two houses touching each other are semi's. Even if legally you could slide a fag paper between them (stucturally detached?) Its all semantics at the end of the day.

    If its going to worry you don't buy it.

    Just because something's on the deeds as a right doesn't mean it can or will go ahead.

    Though if you're worried about this then when you come to sell someone else might be too.
