Tenancy - Deposit/Months in Advance query

  • The deposit is to cover any potential damage to the property. I don't know why the LL has offered to reduce this to one month but it's his/her decision. Maybe he/she is being sympathetic or maybe there are not a lot of more suitable prospective tenants wanting the house. :confused:

    The two months' rent in advance is really just one month. If your tenancy starts on 1st of Feb, you will pay two months' rent. One is normal and pays for February's occupancy. The second is for March and is required because your creditworthiness is damaged by the bankruptcy. This would seem perferctly rational to me.

    It seems that you want the same deal as someone with a better credit record. It doesn't work like that.

    Firstly, no, as I stated in my original post, I asked if the 2nd month advance rent covered the 2nd month of the tenancy and he said no, it will be held.
    It seems that you want the same deal as someone with a better credit record. It doesn't work like that.

    Can I please point out, I wasn't saying I thought what he was charging wasn't fair. I appreciate he has to cover his back, which is why I was upfront with him about the bankruptcy from the word go, and also ensured we provided a guarantor. I was posting to seek clarification the landlord was doing things kosher. I didn't want him claiming he was taking extra advance rent when in fact it was in effect a deposit that should be a scheme.

    Please don't even start putting me down for my credit record/bankruptcy. I fully appreciate that life as a bankrupt isn't easy, and merely want to ensure I'm not being screwed for being slightly naive.

    I was trying to explain why the LL is charging what he is. FWIW, I think he is being kind in reducing the deposit from 6 weeks to 4. The 2nd month's rent is to pay for the 2nd month's tenancy regardless of what the LL has said. At the start of the 2nd month, you pay the 3rd month's rent. This is the 'two months' rent in advance'.

    I really do not care about your credit record. BR is no big deal. However, your LL has paid for advice from a CR agency. He would be mad not to follow that advice.

    HRT might help ;)

    I appreciate the landlord is following advice, and yes, I agree he has been kind reducing the deposit. I AM NOT SAYING HE IS BEING UNFAIR. We have the money ready for him. As I keep saying, I just wanted some opinions to clarify HOW he is charging us. Now I understand. Thank you.

    For your information, I am 31 years old, do not require HRT and don't appreciate your sarcasm. Yes, my response was touchy as your post was at the end of a line of responses where my original intention to post was misconstrued. Apologies for the touchiness.
