BTL'ers - What are your Agents fees?

I know a number of Landlords 'lurk' on this site , and was wondering what (those of you who use them) Agents charge in Commission for 'Fully managed'

i didn't BTL but have to move away for a while, agent's fees are £200+vat for the advertising, vetting and setup of standing orders from prospective tenants
Then 10%+vat of the monthly rent as the ongoing
management fee. this is in belfast.0 -
I pay 10% for rental only and believe they charge 15% for fully managed.
should try to negociate next time as i've been with them for a number of years.
BTW this is in London.0 -
i charge a months rent to find a tenant and then charge 15% for full management but with court evictions extra0

I charge 10% +VAT fully managed

I dont have any management fee's, I only go for a tenant finding service (usually one months rent).
The lowest nett yield I have had is 5.28%:wall:

1 month finding fee incl credit check
15% full mngmt fee + VAT.
Just knocked them down to 12 + half % mngmt fee (+ VAT) after 2 yrs.

I pay 7.5% and that is managed - or not as the case may be at the minute !0

Thats sometimes the trouble, if you haggle the price down too much you might not get so much effort put in by the agent.O0
