Who pays for re-wire buyer or seller??

My daughter is buying a 3 bed semi for £122,000 asking price was £125,000 but negotiated down so my daughter had a little to put towards new bathroom and kitchen (needed). Survey has now shown a complete re-wire is required. Can anyone please tell me is it up to my daughter to pay for the re-wire..... or the seller???

    It would be up to your daughter to pay for the re-wire.
    She can have a go at renegotiating - either a reduction to pay for it, or asking if the seller will have it done prior to purchase.

    But the bottom line is: if she wants the house, it's for her to pay for things to be done.

    And welcome to the brilliant world of home ownership where there's always something unexpected to pay for.
  • Go for a 50/50 deal so ask for about another 1k off

    Rubbish if the offer was made subject to survey and the electrics rewire wasn't apparent i'd definitely be asking for a reduction, 122k on a 125k house in this market ? Definitely be looking for help from the vendor.

    It depends who is more desperate - your daughter to buy it or the seller to sell it.

    Whoever is more desperate will end up paying. Start with a revised offer to take into account unexpected additional work.

    If it were made subject to survey. I think a lot of people don't know that that's how it's supposed to go. They just offer, then post-survey suddenly find stuff thrown up. Which is then what makes negotiation harder as in the seller's mind the price is agreed already.

    Well you can ask until you are blue in the face, but it doesn't mean you'll get the reduction.

    The truth is there is no correct answer - it is all down to what can be negotiated even if the offer was made subject to survey.

    The seller migt pay, your daughter might pay or they may agree to split the cost. It's all down to negotiation.
