    Perhaps a threat is a little strong but as the OP said he is obligated to get the best price. So surely a number of valuations from some EAs and putting the word out that you are selling a building site would be worth doing. No???

    Or would you just accept whatever price the buyers decided it was worth????

    Many builder's employees work on contract. In a downturn, builders are very quick to reduce their manning levels. The rump of the business then focuses more on maintenance contracts, government projects and industrial projects.

    This is not far from the truth I work in the building industry (carpenter) and the last time there was a house market crash early 90's getting a job was hard. A lot of the main contractors were taking jobs at very little profit just so they could keep going.
