That's exactly what is happening - people are putting off buying. The thing is, most people will only rent what they can afford which constrains demand. Rents are unlikely to rise quickly as house prices have for that reason, renters will cut their cloth according to their purse.
The quality that they'll accept will fall or people will share or they'll rent something smaller than is ideal.
My feeling is that if/when/as house prices fall, real rents will start to rise at first as more buyers put off buying (why buy today if it costs less tomorrow?). Then as the fall in consumption that tends to accompany falling asset prices (aka the Wealth Effect) hits the real economy, more renters will be forced onto housing benefit which will constrain rents and possibly even lead to them falling in many areas.

Pastures New has highlighted the expenses incurred when Buy to Letting, although missed a couple.
Actually , what a great insight for someone not involved in the property business..Impressed!!
BTL not a great investment at the moment...Rents don't match up to house prices!!!
Answer..increase the rents!! SIMPLE!!
Everything's getting more expensive...what a surprise....why not rent?
