My House for sale!

Hi Guys,
My house is on the market a t the moment went on end November. How many months do you think i should leave it before i start panicing that it is not sold!! I have only had 2 viewings and none planned. I have moved out and no chain. Anyone wanna buy it!!

All thoughts welcome, but i cant do anything visually as i am not in the country. Its been decluttered etc etc.

    Well it could do with some better photos IMO. The description says There’s an attic room. They haven’t made a big deal about this so am I right in presuming it doesn’t conform to fire/building regulations? I would still have a photo of that room.
    There also says there’s a rear yard, if this isn’t too shabby there should be a photo of this too. The photos should have all been taken after you de-cluttered.
    The photo of the kitchen is awful, there is even mess on the counter unit. The TV is on in the one of the dining room.
    You could certainly have got a better shot of the outside, put a nice hanging basket up on the left hand side where the wall is, and only get your property into the shot without any cars obstructing the front view.
    I know you may have moved away, but surely you have friends/family that can go and take some better shots?

    Ok the agent took the photos and she put them up there. Its my first time selling and finding it hard going!
    I Will suggest to the agent to go back in and do the pics again. As for the kitchen its actually a burn on the unit. !
    There are always cars in front of the house and cant get them moved all at the same time!
    Was just wondering would these things make a huge difference to a buyer?
    And with regards to my question about panicing????

  • Generally speaking if you're not getting viewings then it's not being pushed hard enough by the agent or it's overpriced.

    If the price compares well with other, similar spec properties in the neighbourhood then perhaps you should consider switching agents.

    What you have to remember, however, is that it is a cold market at the minute and everyone wants to see where prices are going before taking the plunge. Also, Christmas is never a busy period. Spring/early autumn are the prime periods, so maybe wait until mid-spring before taking any action. HTH

    I can’t guarantee it will get you more offers. But good photos defiantly mean more viewings. Just try not to be too deceptive with them. Rather point out the positives rather than showing the negatives.

    We’re in a slow market at the moment, everyone is finding it hard to shift houses, which means buyers can be a lot more selective now. If you want to get rid of it quickly, be prepared to drop the price and fairly negotiate when an offer comes in.

    You are quite close to the Metrolink there, aren't you? That should be a selling point.

    If so, ask the EA to put "walking distance to Metrolink stations" or something.

    The market is quiet at the moment, and your house has only been on the market for six weeks or thereabouts, so unless you want to drop the price, I'm not sure what else you can do other than wait it out. Email your EA and ask for their advice.

    Agree about the picture of the kitchen. Get a friend or family member to go in and remove everything from all surfaces (microwave, toaster, dish rack, washing up liquid, cloths etc etc.). I would get someone to replace that worktop that is burned. Shouldn't cost a lot.

    Get your friends/family to clean the windows while they are there. :D

    Your friends/family or the EA will then be able to take another photo for you.

    I don't think it's worth the money you're asking.

    It's in Salford and right next to the motorway. No amount of decluttering is going to help that.

    The highest price a house on that street has ever sold for is £89k at the end of 2006. 7 years ago two houses sold for £10k.

    I realise that however mine has the added bonus of an attic room which is fully converted so hoping to hit the high end.

    It all depends on the agent whoi's selling it.
    I had my house up for sale with an agent that promised they would have it sold in 6 weeks. I put it up with them and we didn't have 1 viewer in 4 weeks. I didn't get any phone calls from them, letting me know how it was going. After 5 months i had had enough, i changed estate agents and got 4 viewings in the first week. The following week my house sold.
