Who is the best estate agent to sell with?

Thinking of putting my house on the market in the craigavon area, I was just wondering if anybody had any advice on this, what are the fees likely to be, who has the best reputation for quick sales, any advice appreciated

Check out the quick search option on http://www.propertynews.com and see which estate agents from your area are listed there. Obviously an estate agent with a website will give your house/property more exposure. Valuations are free also - so get a variety of estate agents out to value your home. You may find that some value it at a couple of grand more than others.
Selling fees are usually 1% of the valuation of your house - I don't think it's any higher - but some may be lower. I think Propertyinmind.com charge a flat fee of £500.0 -

We started off with ups but were disappointed that it took them a week to get the house on their web site and a bit more prodding to get the house in their window. After 2 weeks of no viewings, even though they apparently had a list of people looking for a property exactly like ours, we put it on through the Halifax (missus discovered she got discount cos she's staff). UPS never bothered coming to take their sale board down. Halifax staff were very good and rang at least once a week, followed up and gave feedback on every viewing and were great to deal with.0

I seen a property "FOR SALE" online last week .I phoned the estate agent about it and I was told it hadnt been on the market for nine months .I find websites are not the most reliable .0

Yeah that propertynews site is really really out of date. Most of the local properties to me have been sold yet they still remain 'for sale' on it.:: No Links in signatures please - Edited by Forum Manager ::0

I suggest you find an independent estate agent. Agencies, such as the Halifax, etc, get paid a wage and dont care if your house sells this week or next month. Independents NEED to sell your house to pay their bills. And make sure you find out exactly what you get for your money, where they advertise, check out their details for other houses similar to yours, be cheeky and visit "rival" properties to see what they offer. Its equally important to have a great (not just a good) solicitor. Its your money, ask questions.0

That's more to do with lazy estate agents tho, as THEY are responsible for the properties they list (or in this case, remove from the database)...0 -

But the best one I seen was yesterday . I spotted a house up for sale and happened to be talking to the woman who lived next door the the house .It turned out the house hadnt been on the market for 5 years and the estate agent hadnt removed the sign .The new owner didnt care as he just rented the house out .0
