Buildings insurance for a BTL property

Does anyone know of any main players who cover buildings insurance on a buy to let basis?

And do any of these companies offer a rebate via quidco or their like?

If not can anyone suggest any insurance company who does offer insurance on this basis?

    A large number of standard buildings insurance providers offer it to landlords at no extra cost. All the mainstream names plus many you wouldnt have heard of. Its only if you want contents or want internet based provision that you tend to have less choice.

  • When I renew the insurance on my BTL, I do a search on the internet, put in Buy to let house insurance and contact the companies that come up. Don't forget to get a few quotes it's amasing how much they vary by - it can be as much as £100. If you want to keep the costs down, ask for the highest excess as this will reduce the price. Also, you don't want to be making claims every 5 minutes for every little thing that goes wrong as not only will it affect the premium on that house, it will also affect the premium on your other properties, even if they are not covered by the same insurers. I always go for contents only and no legal cover as I find this keeps the price lower (but you must make your own mind up about that). There are some known names that do BTL insurance, but you probably won't get a quote online, you'll have to ring & ask, I've had insurance with the Halifax previously, but they haven't had the keenest prices in the last few months.
    The bottom line is it's well worth taking an hour or so on the internet & phone and find who offers you the best price. HTH

  • :j Milestone Insurance Consultants have a great policy on buildings for landlords.

    Daft question approaching, but here goes ... if we are letting a property unfurnished (apart from a fridge, freezer and washing machine), then is there any point getting contents insurance (we would never get accidental damage anyway)? I assume that the kitchen and carpets (upstairs only) are classed as buildings?

    I am currently making a claim on a BtL (water escape from top flat) with an insurance company called "Prestige". Yesterday they advised me that "we are taking one month to read correspondence" and "this has been the case for some time".

    Not a company I could recommend.

    We have decided to proceed with Buildings only. I see that when you look in the policy details, tenants are covered on many of the buildings only policies but when you make the declaration/assumptions on quotes online, most do not have an option for tenants (assumptions appear to be based on you and your family as main residence only). Is buildings only more expensive when covering tenants? Dunstonh appears to suggest not (above) but with all the BTL online provision it comes out nearly £100 more expensive than normal residential buildings only (for example with NatWest).

    As we currently do not have any tenants and all bills still currently in our name (as it has not been rented out previously), can we insure it in our names now, and when we get the tenants, then notify the insurers that we are renting out? Will this affect the premium (as the policy appears to include tenants anyway)? I suppose the challenge would be that as it is no longer our main residence it could invalidate the insurance and therefore it would be a false declaration ... (probably answered my own question there!)

    Obviously, with the significant cashback available on policies through Quidco etc, it would be nice to get this to soften the insurance premium again - does anyone know of mainstream insurers online (that offer cashback through Quidco etc ...) that you can indicate the property will be occupied by tenants and still proceed online?

    Also, if your property is empty for a month or so, do all insurers NOT cover this for theft/attempted theft if this is beyond the 30/60 day unoccupied rule menioned in the policy summary (checking what happens if there is a void period where no tenants in).
