some questions about "housemoving"

Hi

finally sold the flat (horray) and pushing for exchange so we can escape the chavs in our area.

Anyway, saw a house yesterday and offered on it at 5k below - which was accepted. the house is refurbed and therefore needs nothing doing to it.

just a question or 2 about the complexities of the transaction
1) do we need to pay stamp duty to the solicitor or can this be deducted from the surplus cash from the transaction sin ce we estimate 6k being left over

2) i have a credit card. on the mortgage app, if i stste all debt to be repaid, will the solicitor check this or could i get away with applying for a loan after the offer has been made to show repay credit cards?

The proceeds of the sale plus any mortgage go to your solicitor anyway. Your solicitor then pays whatever has been agreed to the buyer of the new property. If there is cash left over, it can be used to pay the stamp duty, solicitor's fees etc. Just agree with your solicitor what is to happen.

Small amounts of debt are unlikely to make much difference. But it's the lender you need to tell, if you are intending to repay the debt before the mortgage completes - so put this on the mortgage application form.
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)
