    Hi

I'd be interested to see the photo/s. Roughly what size is the cylinder?
I would say the 'plumber' is trying his luck , and trying to get you to have work done you don't need.

  • Hi
    Thanks for the photos

Essex flange is in the link, scroll down until you find it.
I see no reason to change the cylinder.
IMO get a decent plumber to take the old one out, clean up the cylinder wall and re-fit a new one .You might want one a size larger if the hole is damaged or the copper pitted. The pipe can be reduced down to the 15mm existing.
Do you ever hang things on the pipe as it goes across the cupboard?!!
Even if you needed a new cylinder it would be more like £350 -£400 installed, (that would be down south)
Lot's of room to move all round, better than some I've seen.
Definitely no need for a combi!!

    Hi,

Thats towards the top end but not an outrageous price for a cylinder all depends what you have to strip out to get to it!

The rubber washers on essex flanges do eventually fail due to the heat, a new fitting is about £5 from BES think thats the direction I would go in, (without seeing it of course). Don't bother trying to bodge it from outside with sealant, get the old one out and you can see whether the cylinder is split. Should be change from £100

Did the boiler price include upgrading rads without trvs, flushing, probable upgrading of gas supply, cutting off of old tanks, putting cold taps onto mains, replacing ballvalves in wcs etc, no thought not!!
Mine needed a new fan so that must be whats wrong with yours:D

    That's great news.

No we don't ever hang things on the pipe, towels are dried on the cylinder but the weight of those will be on the main part of the cylinder.

    Thanks x

I did replace a cylinder for one couple a couple of years ago. It was a bigger cylinder 1200 x 450 IIRC.

The job included rerouting pipework 28mm/1" (old pipework meant that flow and return on the primary were on different sides of the tank, new immersion heater, new tank etc. I also had to fit a new stopcock on the feed from the cold water tank. The old one had seized. This meant I had to drain the tank upstairs as well.

    The cost came to £500

One surprising cost was the purchase of 28mm fittings.

Just to let you all know ... rang a local plumber today who we have used before (to service the boiler). Our neighbours use him and he seems reputable enough.

Rang and explained about the Essex Flange - I can't believe it sounded like I knew what I was talkiing about

Anyway he didn't question it or anything and is coming out some time on Wednesday to fix it.

Thanks to everyone for all their replies in helping resolve my situation, they are very very much appreciated.

    Thanks again

The plumber came round this morning, repaired the Essex flange (he said that the rubber seal had perished and there was a rubber seal on the inside only and not on the outside too). He also replaced my three way valve as I had had problems with that earlier on Sat before we found the leak. All in (including the dreaded VAT) was £105.

I would just like to say again how great you have all been. Without you, at the very least I would have replaced the cylinder at a much higher cost.

    Thank you.
