I have a quote from the Estate Agent that is managing the small 2 bed terraced house I rent out in a run down area of Manchester, the quotes are usually quite high, the last one was - they wanted to charge me £400 for a toilet to be installed, which eventually I got done for £200.
Anyway, if you get chance can you possibly read through and let me know your thoughts, i would very much appreciate it:

< Further to my recent visit to xxx I would recommend the following works be carried out. I found an extreme amount of damp and black mould in the above property.The bathroom ceiling is damaged beyond repair.

Bathroom ceiling needs ripping down and replaced with plaster board and skimmed. To be finished off with two coats of emulsion. £320

Bathroom extractor fan needs to be replaced £60

Wallpaper in bathroom needs stripping, repapering and emulsion £290

Silicone bath seal needs to be stripped and replaced £60

Lounge ceiling needs repairing due to failed silicone bath seal £195

Walls in back bedroom need to be stripped, repapered and emulsion £425

Walls and ceiling where req in front bedroom need to be stripped, repapered and emulsion £425

The front and back gutters need to be repaired and cleared £80

I would recommend a dehumidifier be supplied coupled with the new extractor fan in bathroom should stop this happening again. £115

Total cost of works £1970

The 1st one you can tell them it doesnt need ripping down, they can overboard and skim it, to do that should be no more than £170 tops,painting i would guess about £60.
£60 to replace a bath sealant, my god this lot is having a giraffe. You seriously want to tell this lot to wind there necks in. I reckon you could get that lot done for £1300.
