however it has only been on the market a week, if it struggles to sell I am very clear why............because of the price,,,(I think it is a fair price...the house is spotless.. however im also realistic to know its alot of money for a house in an estate) so I don't need to pay anyone to tell me that...

I don't know if this is any help but we were in the same position - saw a house we fell in love with (still stuck in the 1950's) so we quickly put ours up for sale - we put it up for the price that was required without adding the extra on top that everyone expects to drop - our house is in the same condition as yours - nothing left to do & all newly house-doctored. we could have got a few thousand more if we were prepared to wait months but we needed a quick sale. Board went up on the Monday, 1st viewing on the Thursday, they offered £3k below the next morning which we declined & they offered the full (but fair) asking price at luchtime. We are due to move in a fortnight.
from our recent dealings with the housing market - don't compare with prices 12 months ago - try to be objective & work out a fair price that you would be willing to pay if you were buying your current house, & what the base price you would need to make the move to your new house viable - don't get hung up on all the money you've spent on your current home - at the time, it was your home & you felt it was money well spent, & don't try to include all of the money needed to bring your new house up to the standard of your present house in your calculations - if it is truly your dream home you'll have all the time you need to do it how you want
I know this is all my personal opinion, but then that's what these boards are about

Had our first viewer today (2 weeks in) I was so relieved someone wanted to have a look, forced me to have the house spanking clean. I forgot how nerve racking it is showing someone around they were incrediably quiet and at times I felt I was stating the obvious etc. I realise after the even that this is stupid but nonetheless its tough at the time..... They gave nothing away at all which is really quite weird really Im the exact opposite type viewer as I tend to be as nice as I legitimately can about someones house even when I hate it I almost feel sorry for them, not these guys if they liked it they weren't being to extravert in showing it.....anyway the game has started thats the main thing0

It's always the quiet ones who are the legit buyers. They've normally made their mind up that they like the place before setting foot inside the house, so feel they have to keep quiet in order not to betray their emotions.
The ones that are effusive, full of compliments are the time wasters, and they know it, so they're trying to overcompensate by giving you platitudes.
