THINK of the resale. council people and areas are best avoided. we bought an ex LA flat and we have had problems with chavs shouting at each other, kids running amock etc etc. 300 houses full of low aspirational people will not serve you well. peg yourself a bit higher in life.

Thank you for your reply. Like I said, I would let it initially, maybe forever.

ISA's are good but not very exciting. I'd need either an income from the investment in just over 10 years. As rents are likely to rise by 30% in that time, £650 per month would supplement my pension quite nicely.

If a BTL how much is it worth for a 5% return?

who would rent a house ina council area? either your house would be wrecked or the rent unpaid.

My girlfriend lives in a very nice village close to Loftus, over dinner with her parents I mentioned that there were some cracking houses in Loftus for very good prices. For example this:
    http://www.rightmove.co.uk/viewdetails-15855205.rsp?pa_n=4&tr_t=buy

I was told in no uncertain terms that as an incomer I would be made very unwelcome there & that's in the "nice" areas.
"Mrs. Pench, you've won the car contest, would you like a triumph spitfire or 3000 in cash?" He smiled.
Mrs. Pench took the money. "What will you do with it all? Not that it's any of my business," he giggled.
"I think I'll become an alcoholic," said Betty.

The OP shoud save himself a lot of hassle by putting £20,000 in a basket and setting fire to it.

The PEAK of a housing BUBBLE is not the time to buy a BTL.

Hang on I'll get you some matches.
Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

Actually, I think wythenshawe has a much worse name than it is.

:rotfl::rotfl:i really like you your well funny

i am from wythenshawe and believe me it lives up to its names even in the so called posh bits of it, im one of the lucky ones i got out, but all my family are still there,
its crime rate is higher than anywhere in the country as is it teenage pregnancies

i know not all are bad who live there but beleive you me that a lot are either by popping out sprogs for more money, or fighting/vandalising property, i would never go back
If we can put a man on the moon...how come we cant put them all there?
