    You have nothing to lose by hand-posting a letter although it could be genuinely that £175k is the least they can afford to accept.

    Maybe they just don't think much of your offer?

    You can't force someone to sell at the price you are willing to pay, regardless of what they paid 3 (or 30) years ago.

  • Good idea to handpost a letter to the vendor, you will know they have received it.

    I wouldn't chase it up though, if they don't respond. They have your details. it is up to them whether to contact you direct.

    Also please don't mention what you believe they paid for the house. You don't know the circumstances or the condition of the house then, and it is their decision how much they accept. They probably won't appreciate being told.

    Assuming the EA is acting on the client's instructions, if someone sent me such a note I would refer them back to the agent, and be very wary of selling to them.
