Hi , I have received a welcome pack from the solicitor I have engaged with to deal with my house sale.

The pack contains the following list of questions that I just have no clue about.

I telephoned the solicitors and after explaining my position I was advised to just tick the box .If non of the above ……And that if anything cropped up they would deal with it .

Any thoughts on this?

Keep in your thoughts the poor Beasts of burden around the World and curse All who do them harm.

Yes, they're asking you about things which might affect your property but won't necessarily be apparent from looking at the title deeds. If you've never heard of any of them (and many are very obscure) then the answer is "none of the above".

(not sure I'd trust a solicitor who doesn't know the difference between "effect" and "affect" but that's just one of my bugbears…)

Follow your solicitors advice. It is the solicitors job to ensure the final list is correct. The items all seem either obvious (eg water course or retaining wall) or pretty obscure especially if you are selling a standard house in a standard location.

If you happen to know of any that do apply it could be helpful to tell them.

Would chancel repair indemnity insurance be a good idea, just in case?

For whom? It's a bit late for the OP given they're selling.
