Given someone else’s survey

We’ve just received an Groundsure Avista survey back from our solicitors.

The housing plan looked wrong and for a very good reason: it’s for an entirely different property!

No reply from solicitors yet and honestly a bit flabbergasted. Can we trust them going forward?

why would you speak to your solicitor? Surely you instructed the surveyor?

It's a desktop environmental search, rather than a "survey".

Sounds like a very basic admin error by the Surveyor.

The Conveyancing Solicitor will have just acted as post box and forwarded it directly. Remember, the Conveyancing Solicitor does not know anything about the property you are buying (but might have checked the address if that is stated in the report). If the correct report was received from the Surveyor, but then you were forwarded the incorrect report, that is also just a very basic admin error.

Sounds like someone made a mistake. It happens.
Let them know and I’m sure they’ll send you the correct one.

Hardly the end of the world. Its a clerical error, they happen.

  • That does sound frustrating, but I'd lean towards the clerical error view too. The report is only any use if it covers the right site, so I'd email the solicitor with the page showing the wrong plan and ask for it to be re-run or reissued with the correct one. Worth checking the address and title number on the front page match yours as well, in case it is more than just the map. I would also want to know what the corrected report says before exchange, as anything flagged on it might matter to the lender. Probly just a mix up at the search company though, and not a reflection on your solicitor.

so you have never made an admin mistake in your life?
what sort of answer are you looking for? Only you can decide if you can trust "them" going forward, but as others have implied, such a drastic over reaction would be ridiculous for such a small issue.

If you are looking to escalate to a claim for compo then good luck with that.
