What actually caused the biggest delay in your probate or inherited-property case?
Hi, I should probably explain why I’m asking.
I’m looking into whether there are recurring problems in probate and inherited-property sales that are only discovered after a buyer is already involved. I’ve spoken to a few buyers and conveyancers and heard examples involving old ownership issues, missing deeds, historic mortgages/charges and previous estates that weren’t fully dealt with.
I’m trying to work out whether these are genuinely recurring problems or just unusual individual cases.
If you’ve been through a probate or inherited-property sale, I’d be interested in what actually caused the biggest delay in your case, and whether it was something that could have been discovered earlier or was simply unavoidable waiting.
I’m not looking for legal advice, and I’m not selling anything. I’m just trying to understand whether there is a real recurring problem here before drawing any conclusions.

Unless you have specific concerns pertaining to an estate you are actually involved in, I cannot see what purpose is served by this kind of vague general enquiry which embraces a very wide gamut of potential individual adverse circumstances.

You may not get any responses as your post is worded like a scoping exercise for data collection. If you have an end goal for this information letting us know might get a better response.
For me the biggest issue was COVID and the disruption it caused to the administration process.

Fair point. I’m trying to understand whether there are recurring problems in probate and inherited-property sales that could be dealt with earlier, rather than only being discovered once a buyer is already involved.
I’ve spoken to a few buyers and conveyancers already, and I’m trying to work out whether the same problems keep coming up or whether every case is basically unique.
I probably made the original post too broad.

That’s fair, thanks. The end goal is to understand whether there are recurring parts of probate/inherited-property sales that cause avoidable delays, especially things that are only discovered late in the process.
I’ve spoken to a few buyers and conveyancers already, but I’m trying to get more real examples before assuming there is actually a common problem.
And thanks for the COVID example as well. That sounds more like an external disruption than something that could realistically have been prevented.

Procrastination in getting probate to begin with. Could have submitted it 2 months earlier.
The sale (auction) went smoothly, at least when the bidding reached the reserve price...
(Property was estranged dad's, so couldn't answer most of the questions normally asked on the TA6 checklist)
