How many viewings in first 2 weeks?

Hi all,

We live on a new build estate that is fully complete and has been for about 3 years. There are around 200 houses however there are many different house types. There are only 7 of our house type on the estate.

When we decided to sell, there was already one of our house types on the market. It has been there for about 6 weeks and was showing as 'offers over £415,000.

We got the same estate agent out to value ours and he said that house isnt 'flying off the shelf' and that he feels its ready for a price reduction. He then recommended we put ours on for £395k.

Both houses are similar but we put a brand new 20k kitchen in last year. They have a nicer landscaped back garden.

We decided to go with another agent in the end, but 2 days after we noticed the £415k house is now sold stc.

Our house went live 12 days ago and so far we have only had 1 viewing from a couple who's house isnt yet on the market. That feels so slow to me. This weekend if the 2nd weekend its been on Rightmove so im homing for a few more viewings soon.

Does 1 viewing in 12 days feel a bit flat to anyone else?

It's not the busiest period, and 1 viewing every 12 days results in 30 in a year.

All down to price really, if you put it out there for £200k you'll have a queue of people.

Would be good to know how much the other house actually sold for, Ive seen similar house next to me advertised as offers over £450k and was sold for £430 after 2 months of listing.

Just keep it out there for few months and get a feedback from the estate agent.

Not the best time to put your house up, it'll take them to a house-move around xmas time... No one wants a move in the middle of winter near xmas.

You could have 50 viewings a week and not sell. Or 1 viewing and sell the house....

On very limited experience, 1 viewing in 12 days seems slow and may indicate that the price is somewhat higher than the market is expecting. While you can only sell the house once, having more viewings increases the odds. A good test of the market is to look at houses similar to yours (e.g., set filters on rightmove to number of bedrooms and detached/semi-detached) in the broader area beyond your estate to see where your house sits within the current competition. A good local EA should have a good feel for this already, but there's no harm double checking.

I found the info at https://www.theadvisory.co.uk/home-worth/ (and the rest of that site) to be really useful in the run up to marketing our house.

Im in the same position, house on the market for 10 days and still haven't had any viewings, did wonder if it was the wrong time of the year.

  • You will get a mass number of views and even over the asking price if priced under the realistic value at the time.

You may also get more viewings if you have set no criteria for who views your place, EG - any tom, !!!!!! or harry could view inc dreamers.

If your place is in a sort after location - you will get viewings, but still has to be relastically priced

What I found with EA's - some of them will just price it high to get you into a contract knowing full well that in a week or two they will persuade you to drop the price and drop it it again - some people fall for that and others don't.

Some years ago an EA I knew admitted they have a couple of clowns going out and viewing property just to keep certain sellers happy ie they got viewing.

So, it does not really matter re viewing - it is who will genuinely buy - look around you area and simial places up for sale and how long they have been on the market and price they are being offered at and any reductions

Interest rates likley to go up, coming towards Christmas, and slow market is slow anyway - but a good price will sell and that is a fact but don;t appear desperate when/if you meet the potential buyer nor disclose to the EA as many share what you say off the record with the potential buyer - EA only gets paid on completion, so they, some will do anything to get a sale.

I found EA's to be my best friend if they thought I was selling at a realistic price or ready to go/buy chain free, but once contracts exchange, they change, and once completed, they turn into totally different people—that is my expereince I'm sure the majority are not like that.
