    Tricky where there is such variation on the same road, but the £695k example you give clearly has a bit more to offer compared to your mother's which can justify a £20k discrepancy (more square footage plus garage? ) , so I would have thought £675k from the higher valuing agent would be reasonable.

    Perhaps a third agent appraisal just for a little piece of mind?

    Or just pay for a rics red book valuation. Will cost in the region of £500 but then won't be questioned by the probate office.

    I've just DIY'd an estate worth nearly 2mil myself having never done it before, and the combination of this forum and some of Google searching and reading actually made it very easy, and actually quite cathartic.
