A2Dominion Resales and general communications

Hi, I own 40% in a shared ownership property in Croydon. It has been on the market to sell since February with no interest sadly. Market conditions in Croydon are not quite in my favour. But I am not living there and am losing 2k a month paying rent/mortgage/bills, and have called the resales team numerous times to ask permission to let it out. Not one reply back from 4 calls and 2 complaints. Within the last 2 months I found myself a prospective buyer and he wants to know some info which can only be got from the resales team. I have tried contacting them again, and even had it escalated to a manager. Even this communication is being ignored. I was given some story about the resales team had a severe illness within it and it was being rebuilt from scratch, which is why there was no communications. But it seems no one wants to get back to me whatever department they reside in.

I don't know how to move forward if no one contacts me. I have no savings left and I am sure the rent payments will suffer next. The potential buyer will probably find another if it goes on too long too.. Any wise tips for me out there?

Thanks for reading..

D :)

So sorry to hear about your situation, which sounds very challenging. Does your landlord have a subletting policy? Even if they do, it may specify that subletting is at their discretion and only permitted in "exceptional circumstances". Regardless, it could be helpful to familiarise yourself with the policy.

Being a landlord has become more complicated under the recent Renters' Rights Act. Shared Ownership Resources has published a number of posts for shared owners on subletting and being a landlord, which might be helpful: https://www.sharedownershipresources.org/category/so-explained/shared-owner-landlord/

You might want to make a formal complaint to your landlord regarding the problems you're having communicating with them both on subletting and selling your home. The Leasehold Advisory Service publish advice on leasehold disputes: https://www.lease-advice.org/disputes/resolving-leasehold-disputes/landlord-managing-agent-disputes/You can also contact them for advice : https://www.lease-advice.org/enquiry/?step=start

If your formal complaint isn't resolved to your satisfaction, you can escalate your complaint to the Housing Ombudsman: https://www.housing-ombudsman.org.uk/residents/bring-your-complaint-to-the-housing-ombudsman/

    Hope this is helpful.

Out of interest - what info is your prospective buyer looking for?

I guess you've checked Dominion's Help hub for an answer - it looks like they've got 100+ Help Guides / Documents there…

  • Hi all and thank you for your collective responses..

I could visit their offices but it seems that this resales team are hidden from the world. I guess a least I would speak to a person and maybe get a person of higher authority.

My buyer needs to get details on purchasing my share and A2 share and solicitors too for money transfers. I had a valuation and we need to know if this is still valid.

I’ve raised a complaint or two, neither of which have been responded to. I just got off the fence honestly with their support centre, who are actually great, who raised another complaint and another email to the resales team to contact me. I asked the support guy what happens if they don’t get back to me EVER? I am now out of money and rent and service charges will be unpaid at some point soon, and bet him the accounts team would call the next day!! He didn’t know what to say to that apart from being apologetic.

Thank you, the ombudsman is my next visit..

Don't get me wrong, I want to sell my apartment but if I can’t I will have to let it. But I need their permission and I have asked with no response..

wish me luck on this last request for someone to contact me.

    thank you, Derek.
