so they don't acknowledge receipt of emails. However, my original email is shown quoted below in the response, with a warning header saying "you don't normally get email from this sender. be careful!"

I also posted the same in their online portal form which simply shows a green page saying "we will be in touch". i screenshotted the form (which doesn't have a big enough space to type a proper response, but seems to accept a full response) and the green 'acknowledgement'. should I call them as well and record the conversation?

If you've successfully used their portal it's fine. They've acknowledged receipt through it.

  • Now that I've used the portal (which asks for my phone number) they've started sending me harassing text messages.

looks like the letting agent is on the verge of letting me down… they claimed there is no law saying they have to provide the headlease and they have never done it. They did however speak to the landlord who lived here prior to letting it, who said they had never been given the headlease.

Strange that they would expect their tenants to know what covenants exist in the headlease if they never supply it to them.

I’ll go round the building and knock on an owner-occupier to see if any of them have a copy.

If it doesn’t appear what can I do?

I'm a random person on the internet. I hold no legal qualifications and nothing I say is advice.
