    Getting your current place valued would probably be a good starting point, along with a chat with a couple of local agents about the likely sale price and timescales.

    There’s no harm in looking around the area you have in mind before putting yours on the market either. If you find somewhere that really feels right, you can then look at how best to line up the sale and purchase with your solicitor and agent.

    As it’s potentially your forever home, I wouldn’t let the pressure of timings make you rush into something. Finding the right house is more important than making the whole process perfectly smooth.

    do you know the area you are moving to? If not, might be worth considering renting for a while to be sure it’s right. Obviously if you are familiar and know exactly where you want to be, just ignore this 😁

    Having been on the house selling wagon for over 10 months(probate property) with supposedly cash buyers and chains collapsing on week of exchange twice I was thinking IF i was ever to move myself I might think about getting a HomeBuyers report on house you are selling as they list all the faults and give a value and are quite low cost in comparison to property value. Then I would get all ducks in order and search for a proceedable buyer and ignore what EA says mostly as their aim seems to be to mess you about as much as possible. So you know where you are before you start. We have had price reduction forced on us because of report from latest buyer. We really dont mind this we just want it all done which seemingly no end in site we are fed up with whole process. It seems people are quite happy to string you along and certainly do for as long as possible with no guilt over it. Terrible way to treat your fellow man. Sorry Rant over.

    Cainapple: I hated doing sale-rent-buy because it felt like we were in the middle of a move for months but I'd do it again if there was enough rental availability to make it feasible.

    So would I. Being unencumbered, and with cash ready to deploy, we secured our property in a market where comparables were/are as rare as chicken's teeth.

    Although it didn't for us, the sell-rent-buy route often comes at a financial cost. If it looks unattractive for that reason, marketing below the going rate is an option. You still take a hit, but without the hassle of moving twice. Though nothing's guaranteed in property, a well-priced house doesn't usually hang around to fester on Rightmove, like many I'm seeing in our area currently.

    Two vendors tell me they can't afford what they want without securing a good price. They wonder why there are so few viewings, and blame 'the market.' It is slow, but without unusual good fortune, I think they'll be stuck.

    However, an older couple I know have now been in their rental well over a year. He seems to like it, and has lost the will to move. She's quietly losing patience with him. That might not end well either!

    Never believe anything until it's officially denied.

    We moved last year and we were prepared to sell, rent and buy so we sold with no chain. However we found a place about a month after we'd been offered on ours, so we thought we wouldn't have to rent for long. As it turned out the place we bought went through without any hitches and there was only five days difference which we spent in a Premier Inn!

    I think the market is different in Scotland but going to view houses when your own is not even on the market, is rather annoying for the vendor since selling at the moment takes quite a while. We allowed people who weren't 'under offer' to view our house (in fact the people who bought it eventually, viewed it initially before they'd sold theirs) but we drew the line at people who hadn't even put theirs on the market yet.

    It is different in Scotland as things move much quicker.

    My seller had bought with an entry date in 4 weeks so was looking for that entry date for his sake.

    I sold my house in two weeks with two offers, with an entry date of 4 weeks.


    It is also common for sellers to do their own viewings.

    Where I live it is normally open viewing on a Thursday evening or Sunday afternoon.
