Land Registry Forms - Assent Transfer

Hi, looking for some help to make sure I've completed the correct forms. If @Land_Registry is able to review that would be brilliant, TIA.

Background - parent passed away leaving estate including a property to my sister and I. We're also the executors of the estate.

A deed of variation has been completed leaving the property to my niece who will be living in the property.

So my understanding is that we will need to fill in forms AP1, AS1 and ID forms (one for each of the executors and my niece). I'm trying to do this myself so ID3 forms.

Some queries on the AP1 form:

Panel 4 - Is this just Assent or Assent and Transfer? If the latter which order should I put?

Panel 5 - What to include here, Form AS1 and ID3 forms and Copy of Probate, anything else like copy of will or DOV?

Panel 14 - Is this just me and the new owner or both executors and the new owner?
