    Thanks, it is lean-to against the main house wall. I had it built about 20 years ago but there is no access hatch to get in to the void and have a look. If it is possible a velux type window would be brilliant.

    Does anyone have any ideas on likely cost of installation?

    Did you have any plans (e.g. for building control) or take any pictures during the build?

    Costs will vary according to how difficult the project is - the simplest may be if they can convert to a vaulted ceiling (which is also likely to maximise light), although if that requires extensive electrical rewiring the costs might be more than if there's a more limited opening up of the roof void.

    Unfortunately I've not got any photos taken during that part of the building work. I'll dig out the completion certificate and plans and see if they reveal anything as I did get planning permission. A vaulted ceiling probably won't be possible/ will be prohibitively expensive due to the amount of wiring, pipework and ducting that is hidden in the ceiling void.

    I'm going to talk through the options with a local builder that did some work for me last year to see what things will cost but thanks for the ideas everyone has put forward as there are suggestions here that I hadn't even considered or thought possible.

    If you go for a Velux, it would pay to fit an insulated loft hatch if space allows. Something like this - Manthorpe GL260

    Failing that, whack loads more insulation up in the void. Aim for 400mm, and you'll future proof yourself from recommended levels being increases.

    @WYSPECIAL

    On the Velux website there is a window configurator which you can use to work out prices and put you in touch with local approved installers. Work out approximately the window size you would like before using it, and it will give a cost.
