Flat to House

We can sell our flat to an investor and it would of course be less than market value, we can make the value work with our own money added in order to sell and have enough to buy

We will be much happier in a house especially as a family of 4 but money will be tighter on a monthly basis because of the mortgage etc.

Are we mad to consider this but I think we can make it work, we just can't spend as much and will just need to be more careful with our money

    Just price it right to attract buyers, no need to take less than market value from what you've said.

    Who has been talking to you about selling to an investor? You need to be very careful about who you believe, and who you trust.

    As above, you're probably better off selling via a conventional, reputable estate agent.

    If a genuine investor is looking for a property like yours, they will see it the estate agent's listing on Rightmove and contact the estate agent.

    Why can’t you sell conventionally to the open market? Is there are isssue with the flat (cladding)?

    I have lived in flats all my adult life, last year I bought a two up, two down terrace house. It’s wonderfull! So much more comfortable than living in a flat. Plus it’s freehold which is much prefereabke. So my advice is - if you can afford it, go for it.

    At least in a freehold house you will not have to pay ground rent or service charge.

    You should if at all possible sell your flat through a high street EA. Read everything on the forum about preparing for sale as first impressions count even with them and you need the best achievable price.

    Do you mean sell to an investor, or are you considering selling to a developer as part of a deal to buy a new build?

    Why do you need to sell to an investor? Why not just market the property through and estate agent?
