Renting and DROs - landlord question!

Hey there landlords and ladies!

There was a comment on the debtfree wannabe board about a DRO (debt relief order) invalidating a landlord's insurance. I don't know how this could be possible. Does anyone know?

And just out of interest how closely do you look at someone's credit file and what might you see there that would make a possible tenant a bad prospect in your eyes? CCJs I would guess or tons of debts. But if someone obviously has had a problem with debt but is working hard to sort it out would you be overly concerned?

fyi - I've seen plenty of credit files over the years but I've yet to see one that showed a DRO.

    We generally ask to see recent payslips, bank statements and references from work and previous landlords if applicable.

    Recently we have used the open rent checks as well after checking the above sometimes we pay the £30 per tenant just to check further.

    so a DRO wouldn't invalidate your insurance for the building? or other landlordy type insurance?? (rent guarantees or whatever)

    Rent protection insurance, eg RentGuard, generally requires prospective tenants to undergo full referencing with the same Company. If the DRO on file leads to a failed referencing then the insurance would not be available. Not "invalidated" as such, just not available at the outset.

    AFAIK there would not be an issue with Buildings/Contents insurance.
