Home insurance

Hi,

We are moving from a share-of-freehold maisonette to a freehold semi-detached house.

We have had no insurance claims in 13 years of ownership. However, the sellers have disclosed on the TA6 that the property suffered a leak from a neighbouring property and storm damage.

When obtaining buildings insurance quotes:

  • Do we only disclose our own claims history, or also the incidents disclosed on the TA6?
  • Is there any way to check whether other claims have been made against the property that could affect premiums?
  • What is the best way to estimate the likely insurance premium before exchange?

    The insurers are interested in your own claims history, not the people you're buying from. However, if the leak went on to cause Movement or subsidence Then you would need to disclose those. You may want to put in a dummy quote to a comparison website to look at the questions that are asked, because you must answer them in the way they are asked. You don't interpret them. You don't second-guess what they're asking. They ask a question, you answer it exactly how it is asked.

    You don't add anything. You don't leave anything off.

    That will indicate if there are issues, and it will also give you the price.

    Same as any insurance you get a quote for, simply honestly answer the question as presented to you, dont try to second guess it, dont over think it etc, they all lead to people making silly decisions and often claims getting declined.
