Certificate of Structural Adequacy after Subsidence
Who’s had experience of getting buildings insurance cover with these at reasonable rates? If so were you actually asked to submit them or did you get the cover simply by declaring that you had one and weren’t actually asked to submit a copy?
In my experience the latter is more common now as with AI underwriting there is no human there to look at / evaluate / understand a CSA even if it were submitted. You are dealing with a computer when you apply for insurance.
I think the insurer relies on the fact that if you were to make an untrue declaration about a CSA they don’t really care as they can still happily take your money, without being exposed to liability for a claim. Should you ever have to claim for anything they would ask for a copy of the CSA then, and if you were unable to produce it they could void your policy and evade the claim.
