Estate Agent that states their terms are non negotiable
Hello
I found a well regarded estate agent and I asked them to reduce the tie in period from 20 weeks to 12, to change a sole selling rights contract to a sole agency rights contacrt, and their repsonse wes… as a business we are not able to amend …conditions…. to different client preferences….
Are they stringing me along? Do some estate agents ONLY offer sole selling rights contracts? and only 20 week tie in persiods?
Thanks,

Other estate agents do sign contract for less time, however if that is the stance of the estate agent you have chosen them just go to another one.
Yes estate agents do have sole selling rights in contracts.

They may well be others that have less than 20 weeks but they are saying that their conditions are 20 weeks which is not changed by an individual requesting it be reduced.
Not sure where 'stringing along' comes from them clearly stating their T&C's.

They can set any terms they want and you can agree or not.
Why do you want to change the terms? Is it a deal breaker to you?2 -
As far as their T/C they are not. Just the same as many other companies will not allow a change of their T/C.

Conditions are negotiable if both parties are prepared to negotiate.
In this case, they aren't, and so they're not.4 -
It's easier to manage all parties if you know the terms are the same. It would be in their brochures, in their policies, they train their staff on these, etc. Customising periods is an overhead. Now every time someone deals with your record they need to know the special terms and conditions that apply to you.
Find a flexible agent. They wouldn't be well regarded if they didn't have a structure and clear rules for everyone.

Tell them your terms are non-negotiable, innit

conditions can be negotiable but that doesn’t mean they will be.

If that is what you signed up for, then it's up to them if they will change them (if they do, it's strictly a goodwill gesture).
They Probably think you've found a buyer yourself and want to cut them out.
