£50K seems tight to my nonexpert eye. You could VERY easily spend most of that just on fitting out the kitchen and putting new flooring in after the building and electrical work is substantially complete.

On Homes under the Hammer, they fit out new kitchens and new floors for about £3K, or so they say……..

True, but would you aspire to living with the result? Looking at the floorplan of the OP's gaff, I reckon they should be aiming for a better finish than you see on most HUTH episodes, otherwise they'll risk devaluing the property somewhat (or at least being gently mocked by visitors).
Even buying units from DIY Kitchens for genuine DIY installation, they'll be looking at £15,000-£20,000.0 -
It is possible. I did mine for about £1800.
Any language construct that forces such insanity in this case should be abandoned without regrets. –
